Trulli Capatosta.
Trulli in Puglia with direct booking: fewer OTA commissions, more margin.
Reliance on portals and their commissions
↓ Result+95% direct bookings, fewer portal commissions

Reliance on portals and their commissions: no direct booking channel, little say over their own brand.
Direct booking from the site and via WhatsApp, with an immersive presentation of the trulli: more margin retained and an identity of their own online.
The starting point.
A trulli estate in the Valle d'Itria, Puglia, rented only as a whole: a luxury hospitality product aimed at family groups and high-spending international guests, yet held back by its dependence on Booking and Airbnb.
On those portals every booking gives away heavy commissions and the brand stays invisible: the guest remembers the platform, not the property. For a high-end segment this is a double problem, because it is the exclusive experience itself that justifies the price. We started by listening: who books, where they come from, what they look for before choosing. An international audience that decides quickly, compares several options and wants to understand right away where they will sleep and what awaits them. From there came a project built around their real questions, not around a template: every choice answers one question only — does it bring direct bookings or not?
What we built.
A bilingual IT/EN site with an immersive presentation of the three trulli — Olivo, Fico and Sole — an availability search with check-in and check-out dates and immediate WhatsApp contact: direct booking, no intermediaries.
Full-screen photography, video and conversion-oriented copy tell the story of the estate before the guest even writes. The flagship amenities — private pool, Starlink Wi-Fi, air conditioning, barbecue — are highlighted in a grid, because that is what someone looking for a luxury stay wants to see at once. The extra services (baby sitter, dog sitter, personal trainer, massages, airport transfer) turn the rental into a private-resort experience and raise the average spend. Under the surface, structured data, loading speed and an architecture built to last over time.
How we work.
We gave the property a soul: the story of the eleven original cones from the 1700s of the Palmisano family, the master trullaro Biagio and the meaning behind the name "Capatosta", hard-headed. An identity that international tourists love and that raises perceived value.
Alongside it we built a local blog, "Living Puglia", with articles on the Valle d'Itria and Puglian cuisine: it intercepts people searching for information about the area before they even choose where to stay, bringing organic traffic from Google and inspiring guests to extend their visit on the site. Design, development, copy, photography and go-live were handled by one team, with clear timelines and shared step-by-step reviews: no external supplier to coordinate, from idea to launch. And after publishing we did not vanish: support, updates and new content remain in our hands.
Why choose us.
A single point of contact for the whole project: no runaround between suppliers, quick answers and someone who knows your work.
The point of the project was to break free from portal commissions: it would be contradictory to then tie yourself to a supplier. Domain, code, bookings and guest data remain in the owners' name, with no strings. Every direct booking is margin that stays in the house, and that channel is theirs.
